1. Who you are contracting with

Home Health Scan is operated by Ms Clare Freeman (the "Seller", "we", "us"), a sole trader based in the United Kingdom, trading as Home Health Scan. By using this website or purchasing a report, you enter into a contract with the Seller on these terms.

2. Acceptance

By continuing to use the service, place an order, or download a report, you confirm that you have read, understood, and agreed to these Terms. If you are using the service on behalf of an organisation, you confirm you have authority to bind it. If you are an individual, you confirm you are of legal age in your country.

3. The service

Home Health Scan generates property-level reports on health, environmental and climate resilience risks for properties in the United Kingdom, by combining publicly available datasets, modelled estimates, and address-level inference. Reports are informational and do not constitute a survey, valuation, legal, medical, or financial advice.

5. Intellectual property

All software, models, templates, branding, and report layouts are owned by the Seller and protected by intellectual-property laws. You receive a limited, non-exclusive, non-transferable licence to view and use any report you purchase for your own personal or internal business purposes.

6. Service availability

We work hard to keep the service running, but we do not guarantee that it will be uninterrupted, timely, error-free, or that defects will be corrected. To the fullest extent permitted by law, all implied warranties (including merchantability and fitness for a particular purpose) are disclaimed.

7. Payments & billing — Paddle as Merchant of Record

Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Payment, billing, tax, cancellation, and refund mechanics are governed by Paddle's Checkout / Buyer Terms.

9. Suspension & termination

We may suspend or terminate your access if you materially breach these Terms, fail to pay, present a security or fraud risk, or repeatedly violate our policies. Where reasonable, we will give notice and an opportunity to remedy.

10. Liability

Reports are informational only and must not be relied on as a substitute for a professional survey, legal, medical, environmental or financial advice. To the fullest extent permitted by law, our total aggregate liability arising out of or in connection with the service is limited to the fees you paid us in the 12 months preceding the claim. We exclude liability for indirect, consequential, or special damages, including loss of profits, data, or goodwill. Nothing in these Terms limits liability for fraud, death, or personal injury caused by negligence, or any liability that cannot be limited by law.

You agree to indemnify us against claims arising from your unlawful use of the service or breach of these Terms.

We may update these Terms from time to time. The "last updated" date above reflects the current version. Material changes will be highlighted on the site.

13. Governing law

These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction, save that consumers may bring proceedings in their country of residence.
